im really hoping this goes thru for me, i went and explored it and it has a huge canyon with a creek that had quite a bit of water flowing thru it. my guess would be about 1500 gallons a min or more.

Looks like kinda rough territory but that's not a bad in all cases. The aerial pic is old. What does it look like now?
Pretty much the same,hasnt been touched in the past 35 years or more. the canyon is very steep in some areas but still climbable without any equipment. When i explored it i was really overwhelmed when i came up to the canyon, it was really beautiful. It has wild cactus growing in some places also.
The only problem you have is... its rough. Even if you clear some of the land and build a house, you still have that big canyon to deal with crossing/safety issues. Looks like a good piece though in the long run if the price is right.

What's wrong with a canyon? I'd pay good money for a land with some freaking character (creek, canyon, ground cover, and HUHHHH! God forbid - a hill or some varied terrain!).
