Need some help guys

Long story, most is spelled out on the site. Short version, my best friend of 20 years' father died a couple years ago and left his house to his kids and step son. They let his scumbag girlfriend keep living there to be nice. Recently got told by the state they needed to settle his estate. They offered her first dibs at 20 grand less than value, instead, she stole all of the contents, destroyed the house, and let the mortgage fall 5 months behind before cutting out the pipes and moving out without telling anyone. The place is about to be forclosed. Any help you guys can offer would be appreciated.

although i have no money to really offer you, you have my deepest condolences and i will keep your family in my prayers. karma has a way of getting people back like her.

Need to sue her pants off for damages and hopefully she will be doing time as well. What she did is criminal on many counts.
This is a terrible thing to have happen. I feel very sorry for these folks.
